Fireplace shop on Honor Oak Park

According to the Willmotts website the shop is "Under Offer", although it has been for sometime now with nothing really happening. I'm working from home at the moment so have been monitoring the busyness of the parade during the daytime and it just seems really dead. Unlike Lordship Lane, there seems to be no activity but is that because there is nothing to draw people there or is it because there is no real market of people to go there during the day? In other words, if the parade had a butcher, fishmonger, little cafe, etc would it be buzzing with people?

I'd love to take on that shop and create something that people in the area would want but I just can't see it working. Any thoughts?
