I see it's back on the market - take it the developer has given up?! Ah, if only I had oodles of money to buy it and turn it into what could be a really amazing family home

AMFM - who is it on the market with? As far as I'm aware, the developers are still very much actively trying to get an application approved for this site. But I understand also that the market in the area has improved 'dramatically' and that if he wanted, the developer could easily recoup his costs by selling on, and more besides...

Maybe I've got the wrong house - it's not with a local agent - outfit called Luxe Residential in South Woodford. we're looking to buy on that side of the tracks (and are kicking ourselves that we didn't bite the bullet last year as everything seems out of our range where last year we could have afforded it.
I got an e-mail form Rightmove last night about this one - it's on for £685k so if you go onto Rightmove or Zoopla and do a search in that price bracket for SE23 you'll see if I'm talking about the right property or not.
I'd actually be surprised if they recouped their costs - from recollection, it was on for around the £700k mark last time and even allowing for the actual price paid being less they'll have spent a fair bit on architect and planning costs. My view is that this was just a very bad buy from a developer who didn't do his due diligence properly and is now trying to extricate himself as painlessly as possible

Nope, that's the right one. Luxe Residential is the agency arm of the developer - its all one big family.
They paid £625K in 2011 so there's a bit of padding in the price. Like you say, architects/planning fees will eat into that, but I think probably a wise decision for them to get out now (and hopefully sell on to a local person/family more sympathetic to the area!)

A new proposal has been submitted - this time on intitial inspection, it doesnt look too bad, although I cant see where on the plan the roof terrace is on the second house?
The demolition of the existing dwelling house at 51-53 Canonbie Road SE23, and the construction of 1, part single/part two storey, 6 bedroom house ( House 1 ) and 1, part two/part three storey with basement, 7 bedroom house (House 2) including a single - storey outbuilding at the end of the rear garden with covered side passageway, together with roof terraces and balconies, associated landscaping and the provision of 1 car parking space to the front of each house with access onto Canonbie Road.

I agree that the new plans seem much better than the old. The parking (1 car per property) appears inadequate though for such large houses. I wouldn't be surprised if the two houses were looking to park 5 or 6 cars between them given their likely prices and number of bedrooms.
One aspect that isn't very clear if you look at the plans is the nature of the 'outbuilding' which seems to be planned at the rear of one of the gardens. Given that it has a covered walkway leading to it I am guessing that this is more than a garden hut but other than the fact that it is mentioned in the overall description you would be hard pushed to note its existence from the documents and the proposed use is not clear.

if you have any new objections on this application best to maybe register this again as its seems to be trying to go under the radar???
I'm not sure so wanted to share this with you in case I'm wrong?!!
